Mechanics Liens

Mechanics Liens

A mechanics lien is a legal tool that provides contractors and subcontractors with the assurance that they will be paid for the work they have performed on a particular construction job. Additionally, it provides assurance that the contractor or subcontractor will be paid for the materials they used on the job, including any rental equipment.

Once a legally-valid lien is fixed to the homeowner’s property, it acts as a strong protective shield that can ultimately result in foreclosure if payment is not made in a timely fashion to either the contractor or subcontractor. If you are a contractor or a subcontractor who has not been paid, the Skapik Law Group can help you record a mechanics lien against your client’s property.

Sometimes, however, mechanic liens are improperly placed on a homeowner’s property by either a contractor or a subcontractor, either through inadvertence or outright fraud. When this happens, there is a legal process that must be conformed to in order to have such a mechanics lien removed. If a wrongly-placed mechanics lien is not removed, a homeowner’s credit can be damaged.  If such is the case with you, the Skapik Law Group can help you get the mechanics lien removed from your property as quickly as possible.
